The Challenge
This 6-bedroom beachfront villa on Saadiyat Island is a premium property, and the owners wanted their technology to match. With expansive windows facing the Arabian Gulf, heat gain was a significant challenge — their annual DEWA bills exceeded AED 60,000. They also wanted robust security for the property's large perimeter, automated lighting for the villa's many rooms and outdoor spaces, and motorized blinds to manage the intense afternoon sun without blocking ocean views entirely.
Our Approach
Climate Control
Nine smart AC controllers were installed across all bedrooms, living areas, the study, and the staff quarters. We created occupancy-based zones so that guest bedrooms and the study only cool when in use. The system integrates with the motorized blinds — when blinds close to block afternoon sun, the AC in that zone reduces output accordingly, creating a coordinated approach to temperature management.
Lighting Automation
Fourteen smart light switches cover the interior and exterior lighting circuits. We designed scenes for the family's lifestyle:
- Sunrise — bedroom and bathroom lights brighten gradually, outdoor lights off
- Welcome — porch, hallway, and living room lights activate when the front door unlocks
- Outdoor Evening — garden, terrace, and pool-area lights create ambiance for outdoor dining
- Away Mode — lights simulate occupancy on a randomized schedule when the family travels
Security & Access
Six HD security cameras provide coverage of the main entrance, garden, pool area, beach access, parking, and rear service entrance. Two smart locks on the main door and service entrance support PIN codes and temporary access for maintenance staff and guests. Motion sensors at the perimeter gate and beach access point trigger alerts when the security system is armed.
Motorized Blinds
Four motorized blind motors were installed on the villa's largest sea-facing windows. The blinds are programmed to partially close during peak sun hours — tilting to block direct rays while maintaining the ocean view. They fully open in the mornings and close completely at night for privacy.
Results
- 38 devices across 4 systems — all unified on a single platform with app and voice control
- 30% reduction in annual energy costs — from AED 60,000 to approximately AED 42,000
- Full perimeter security — 6 cameras with cloud recording and smart motion alerts
- Ocean views preserved — blinds tilt to block sun without blocking the view
- Away mode for travel — lighting and blinds simulate occupancy for security
- Installation completed in 2.5 days — coordinated across all systems with minimal disruption
