The Brief
This Al Barari villa was finished, lived in, and wired the way most Dubai villas are wired: no neutral wire behind any of the switch plates. That single fact rules out most of what gets sold as a smart switch.
The owner also had a central LG VRF system running the whole villa off wall controllers, and seven bathrooms where the exhaust fan is tied to the light switch and either runs for hours or never runs long enough.
The Design
Switches that work without a neutral
Forty-four positions, all no-neutral: 17 single rocker, 16 double, 11 triple. They fit the existing back boxes, so no wall gets opened and no plate moves. One central hub acts as the Matter and Thread controller with a local automation controller alongside it, and the mains-powered switches themselves carry the mesh through the villa.
We counted every position on the site visit rather than working off the drawings. In our experience the drawings and the wall rarely agree in a villa this size.
Twelve climate zones on the existing VRF
Each indoor unit gets a wall thermostat and an interface converter that translates between the thermostat and the LG bus. The system already in the ceiling stays exactly where it is. What changes is that every zone gets a schedule, an app, and a temperature that someone chose on purpose.
The thermostats are mains-powered, so they extend the same mesh the switches are on.
Bathrooms that vent on humidity
A humidity sensor in each of the seven bathrooms, and a ceiling relay on each exhaust circuit so the fan runs independently of the light. The fan comes on when the room is actually humid and stops when it is not. Nobody has to remember anything.
Where It Stands
Installed. The master bedroom went first as a pilot in June, so the owner could live with the switches and the thermostat before committing the rest of the villa. The rest followed in October: smart switches behind the existing plates, and the climate zones wired into the VRF through their converters. Every wall plate went back on the same back box. No wall was chased for a neutral.
Three of the twelve thermostats were out of stock at every supplier on install day, so the owner picked which rooms could wait. Those units are on order and go in on the next visit, together with a room-by-room walk-through to set the scenes and schedules around how each room is actually used.
