The Challenge
A growing tech startup leasing a 200 sqm open-plan office in Business Bay needed to optimize their workspace environment. Their main issues: AC units running at full power even when sections of the office were empty, overhead lighting that was either all-on or all-off with no zoning, and a traditional key-based entry system that was impractical for a team of 15 with varying schedules. As tenants, they needed solutions that could be removed at the end of their lease.
Our Approach
Zoned Climate Control
Four smart AC controllers were installed across the office's four ceiling cassette units. We divided the space into zones — main workspace, meeting room area, reception, and server/utility corner. Motion sensors in each zone detect occupancy and adjust temperatures accordingly. When the office is empty after hours, all units switch to a minimum energy mode automatically.
Lighting Zones
Eight smart light switches were configured to create distinct lighting zones. The main workspace runs on daylight-balanced bright lighting, the meeting area has dimmable scenes for presentations, and the reception area uses warm ambient lighting. All zones follow a schedule aligned with office hours and switch off automatically 30 minutes after the last person leaves, detected via motion sensors.
Access Control
A smart lock on the main office door replaced the mechanical lock. Each team member received a personal access code, and the office manager can generate temporary codes for visitors and delivery personnel. An entry log tracks who enters and when. Three security cameras cover the entrance, main workspace, and server area for after-hours monitoring.
Smart Plugs
Two smart plugs control the coffee machine and a reception display, powering them on before the first employee typically arrives and off after closing.
